Case Study 3 - C1 Apartments Chermside
I love a case study where you can almost have the exact property to compare. Obviously there are differences, but in this case it's very minimal in the whole scheme of things.
The benefit of understanding things from a buyers point of view is that you want to create less hurdles for the buyers by a) presenting the property in the best light, b) finding as many buyers as possible.
The sellers of this property contacted a local agent, only to be told "they'd be lucky to give it away", however after meeting me at another property and seeing the level of service I completed there, they asked me if I'd be interested in helping them move on their tired apartment in Chermside.
Well, I jumped at the opportunity. How could I say know? They'd seen the styling, the marketing, the service, the knew what they were in for and although we didn't set expectations too high, we did think we could achieve more than the local agent told them to give it away for. This was a lesson for me.
We put a plan together and within 8 days on the market we had 4 offers with the seller having enough choice to select the "best" offer (keeping in mind it's not always the highest price that makes it the best offer).
