Dear Neighbours,
We have been writing this letter for so many years, and constantly the government keeps giving us new and exciting topics to report on the effects of locally in your market, and how it may affect you going forward.
The biggest change we’ve seen coming in October is the change to the first home buyers guarantee where the Labor Government is applying these changes to the current guarantee:
- No income limits: All first home buyers will be eligible, regardless of their income.
- New property price caps: The scheme will provide access to a greater variety of homes by increasing price caps to align with market prices. ($1,000,000 in Brisbane)
- Unlimited places: There will be no waiting lists for the scheme.
- 5% Deposit: Eligible buyers can purchase a home with a deposit of just 5%.
- No Lenders Mortgage Insurance (LMI): Buyers using the scheme will not have to pay LMI, saving them significant costs.
In Brisbane, this means first home buyers can borrow up to $950,000 on a $1,000,000 property.
Although the government modelling suggests only a 0.6% increase in property prices over 4 years. We’ve already started seeing the implications with a lot of home buyers and investors looking under the $1,000,000 mark with 10% deposit hurrying to purchase a property before the October 1st deadline, and we’re seeing properties in the sub $1 million price point jump in price beyond our initial appraisals.

What might happen after the changes?
Like anything, there could be a short lull in the market as first home buyers apply for the new first home guarantee rules and get the re-approval and borrowing capacity updated, before we think the market will likely continue with the current pace it’s been setting in most suburbs since mid-2025. If you check most suburbs median property prices in the $750,000 - $1,200,000 price point, they’ve jumped significantly over this period. See Aspley to January-July 2025 here ->
If you’re a seller of a property under $1 million what should you do?
We always recommend that sellers sell when they’re ready and not try to time the market. The only thing any agent can comment on is the current market, and right now the current market is hot. Obviously, it depends on your position, whether you’re upsizing, downsizing, buying and selling at the same time, we do like to sit down with you and give you the options. A real estate agent is not qualified to advise you on financial matters, but we can give you a good indication from the most recent sales what your property might be worth in today’s market. If you’d like an updated appraisal reach out at any time.
What’s happening in property management?
Rental prices have increased slightly over the last period, but after a 10% increase in the previous year, we’re seeing tenants shop around for more suitable or cheaper properties. As house prices continue to increase, and more than 200 people move to Queensland each day, we don’t expect rentals to be easier to find. If anything, it means having a good rental history becomes more important than ever, with any red flags such as late payments or poor condition reports making it harder to find a good rental property and tenants with a poor history may find themselves applying for a lot of properties before securing a home as competition for rentals probably wont reduce in the coming years.
I hope this gives you a broad amount of information for October, and as always, please call if you have any questions.
