Another month has flown by, and with Easter arriving early this year, we're already approaching the end of the first quarter. As expected, the biggest topic across the media - and within our local community - is the housing market, particularly following February's recent interest rate rise. Many of you have asked: What impact has it had, and what happens next?
In short, the recent rate rise has had no noticeable impact on our local market. Buyer confidence remains extremely strong. Open home attendance is high, and importantly, buyers are not raising interest rates as a concern during inspections or negotiations.
In the third week of February alone, our office received 202 offers across 19 properties
That equates to an average of more than 10 offers per home.
What If Interest Rates Rise Further?
While buyers appear unfazed, sellers are understandably asking whether they should act now in case of further rate increases. Based on our experience operating in this market for nearly two decades, here's how we see it:
A small number of rate rises typically has minimal immediate impact on prices.
You may see slightly fewer buyers and fewer offers per property.
However, prices often remain steady or continue to grow modestly.
Historically, it's only after multiple consecutive increases that the market can slow more noticeably - sometimes quite quickly. Even in the event of a small correction (for example 5%), this would likely only bring prices back to levels seen a few months ago. In the broader scheme, that still represents a strong market position.
Should You Sell?
Rather than focusing purely on market timing, we encourage sellers to focus on their reason for moving. Property price growth often looks impressive, but the "profit" is typically on paper unless you are exiting the market entirely.
Ask yourself:
Are you upgrading or downsizing within the same market? If so, price differences usually balance out regardless of market conditions.
Are you selling for lifestyle reasons? If the move improves your quality of life, timing the market becomes less important.
Are you selling an investment? If so, what is the plan for the funds after sale? Holding large amounts of cash long-term may not deliver the same growth as property over time.
If you are even considering a move - whether in the coming months or years - having an early conversation can help you plan strategically and make informed decisions.
Should You Buy?
We're often asked: "If rental returns are only 3.5-4% and investors are contributing $30,000-$40,000+ per year out of pocket, why would anyone invest?" It's a fair question.
For short-term investors or those looking to "flip" properties quickly, the numbers can be challenging - especially when you factor in stamp duty, buying costs, and selling fees. However, for long-term investors (10+ years) who can comfortably manage the shortfall without impacting their lifestyle, property remains a proven wealth-building strategy. Over time, property has historically delivered growth that outweighs holding costs. It also acts as a form of disciplined, forced savings. The key is aligning your purchase strategy with your financial capacity and long-term goals.
Final Thoughts
The current market remains active, competitive, and resilient despite rate movements. Buyer confidence is strong, and demand continues to exceed supply in many segments.
