As we move out of winter and into spring - my absolute favourite season of the year - there's plenty happening in the property market, and I wanted to share some important updates with you.
Seller’s Disclosure Statement – Now Mandatory in QLD
As of August1st, if you're planning to sell a property in Queensland, you are now legally required to complete a Seller’s Disclosure Statement. This document outlines key information about the property for potential buyers. To stay ahead, I recommend allowing yourself a few extra weeks before going to market to get this sorted. For peace of mind and legal protection, it’s best to have a solicitor prepare this statement - with the cost seemingly to be around $799.
Even if you're not planning to sell right now but are considering it in the next few years, I highly recommend keeping all invoices and documentation for any work done on the property. Make sure all work is carried out by licensed professionals, as this may have a significant impact on your property’s value when you eventually sell.
Market Update
Despite the Reserve Bank holding interest rates steady in July, our office has seen one of the strongest markets in recent memories. The number of buyer enquiries and offers has surged.
Recently, we've sold properties everywhere from The Gap to Bribie Island - and many are attracting multiple offers within two weeks, resulting in record prices.
This is a shift from what we saw in May and June, when the market showed signs of slowing. Back then, seller expectations often exceeded buyer willingness to pay. But since July, almost every property regardless of location or type, has seen a jump in offers and sale prices. There are no signs of this momentum slowing down as we expect the RBA to seriously consider reducing interest rates in August. The image on the right gives you an idea on some of weekly activity and offers we’re seeing currently.
When Is the Best Time to Sell?
Traditionally, many believe spring is the best time to sell, but the best time to sell is when you’re ready. Since COVID, many seasonal patterns have changed.
The slowdown this year was largely driven by the cyclone, not winter itself. In fact, this winter has delivered record-breaking results in both prices and buyer demand. So, instead of focusing on the season, I encourage sellers to focus on your goals. Whether you're upgrading, downsizing, making a sea change, or just cashing out as an investor, we’re here to help. Let’s chat about your specific situation so we can give tailored advice based on what matters to you.
Be Wary of Inflated Price Estimates (Even From Us!)
We recently had a client choose to work with another selling agent because they promised a higher price. Three weeks later, they reached out to us, frustrated with the lack of progress.
It’s important to understand agents don’t buy your property, buyers do. Some agents may give you an inflated price to win your business, but that strategy can backfire. If you miss the crucial first 2–3 weeks of your campaign with the wrong pricing, you may end up selling for significantly less. When an agent gives you a price estimate, ask to see recent comparable sales, then assess whether those properties are superior or inferior to your property to judge the estimate’s accuracy.
Our approach? We prefer to focus on the right strategy, not just the price. In fact, our strategy often helps clients achieve prices at the top of the estimated range - or even above it.
Thinking of Selling? Start Early
If you're planning to sell this year, now is the time to start preparing. Whilst we can launch a campaign in 24–48 hours if needed, most of our sellers are taking a more strategic approach, getting in touch 2-4 months before they’re actually wanting to be on the market. This gives them time to prepare the property properly, ask for advice, and maximize the final sale price.
Even if you’re just thinking about selling, let’s have an early conversation. We can guide you through every step and help ensure you’re set up for success when the time comes.
